The Pearl District was struct with a shocker today when developer, Unico Properties, submitted a pre-application for a 26-story tower. The design appears to be 1970s inspired. Although the project is still in the early stages, we managed to find the renderings showcased here on the Pearl District Blog. The architecture firm behind the design is ZGF Architects.

Unico proposes the following:

  • 26-story
  • 252′ height
  • 275 dwelling units
  • 271 below grade parking spaces
  • Town-homes, studios, one bedrooms, & two bedrooms
  • Retail, cafe, dog care, bike repair, mail, and gardens will all be onsite

Unico Propertiers has a track record in Portland. Their most valuable real estate being the US Bancorp Tower, or as most say, “the big pink.” Critics have often criticized the US Bancorp Tower as being out of place, or not Pacific Northwest style.

 

I’m not thrilled about the ground floor. It looks like a driveway with a porte cochere and almost half of the block has no street frontage. I seriously doubt that will fly with the design review board. – Portland Resident

Above, a local Portland resident, responded to the pre-application. Residents on message boards both criticized and endorsed the design on Wednesday. However, the general consensus on the PearlHelp Facebook page was most readers did not like the design.

The project site, 1301 & 1333 NW 12th Avenue, is currently being used as a U-Park and possibly some other warehouse storage. It’s obviously been saved for such a big project like this.
